Bearberry Cottage, Ballater

General

A booking is confirmed by exchange of emails and the payment of a deposit. This represents a contract between the guest and the owner. The guest who confirms the booking agrees to take full responsibility for ensuring that the following Terms and Conditions are adhered to by all members of the party.

Payment Terms

A non-refundable deposit of approx 20% (minimum deposit £100) is payable to secure your booking. Upon receipt of the deposit the owner will confirm your booking by email. The balance of the rental is payable 8 weeks before arrival. Guests are requested to make payments by bank transfer, but cheques will also be accepted. The owner does not accept payment by credit or debit card. For bookings made within 8 weeks of arrival, the full rental is payable at the time of booking. If the balance payment is not received by the due date, the owner is entitled to cancel the booking and the deposit will not be refunded.

Cancellation by Guest

If you wish to cancel your holiday, please advise the owner by email as soon as possible. 

You will lose only your deposit if notice of cancellation is received 8 weeks or more before arrival.

For cancellations within 8 weeks of arrival, the following cancellation charges will be payable:

Between 6-8 weeks of arrival - 40% of total rental

Between 4-6 weeks of arrival - 60% of total rental

Between 3-4 weeks of arrival – 75% of total rental

Between 0-3 weeks of arrival – 100% of total rental

Insurance

The owner does not offer travel or cancellation insurance. It is recommended that guests should make their own insurance arrangements as they see fit.

Arrival

The property will be available by 4pm on the day of arrival. It may be ready earlier, and if so, the owner will notify the guest by text message. Directions to the property together with other details will be emailed to guests a few weeks before arrival.

Departure 

Guests must vacate the property by 10.00am on the day of departure. Guests are requested to leave the house in a clean and tidy condition.

Damage and Breakages

No damage deposit is required. The owner does not normally charge guests for accidental breakage or damage. However, guests are requested to advise the owner by email of any such damage or breakages, so that remedial action can be taken before the arrival of the next guests.

In the event of serious damage, the owner reserves the right to recover the cost of repairs and replacement from guests.

Personal property of guests

The owner accepts no liability for loss or damage to guests’ personal property, including vehicles.

Bed linen and towels

Bed linen and towels are provided at no extra charge. Additional supplies are available on request.

Logs for wood burner

All logs are supplied at no extra charge.

Heating and lighting

There is no extra charge for heating oil and electricity.

Pets

Guests are welcome to bring ONE well behaved dog to Bearberry Cottage free of charge. Dogs must be house-trained and must not be left alone at any time in the house or garden. They are not permitted in the bedrooms or on the sofas and other furniture. Any fouling in the garden should be cleaned up.

Parking

There is ample room for three cars in the driveway. Cars should not be parked in the road, to avoid obstructing access for neighbours and services.

Noise disturbance and parties

Guests are requested to respect our neighbours and avoid any noise or other disturbances. House or garden parties in the property are not permitted.

No smoking

Smoking is not permitted within Bearberry Cottage.

Occupancy

Bookings are for a maximum of 6 guests plus an infant. The lead guest must be over 21 years of age. Please notify the owner by email if you intend to invite visitors to the property during your holiday.

Wifi

Wifi is provided at no extra cost.

Cancellation by Owner

In very rare and exceptional circumstances, the owner may have to cancel a booking due to unforeseen events causing the property to become unavailable. The owner will refund all monies paid in full, but is not liable for any other compensation to guests for such cancellation.

Right to occupancy

The property is to be used only for the purposes of a holiday let to which Section12 (2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply. The booking agreement confers a right to occupy the accommodation for the agreed period only.
